Mitch’s Buyers already share your love of  Area. And, like all Buyers they just want a fair and reasonable purchase price for their new home… But, they also can appreciate the condition, charm, location and amenities that your home may offer.
Many of Mitch’s Buyer are either leasing month to month or are looking to downsize from their current place. But, they want to find a new place first before they sell their current home. So, unlike a buyer who has already sold their home or a Buyer that is relocating for a new job, many of Mitch’s Buyers can provide you, as the Seller, a reasonable amount of time to find and buy your next place.
While Mitch’s Buyers may need to tour the home a couple of times, before making a final decision, they understand the hassle of constant, never ending and last minute showings. By working with Mitch and his Buyers you have the very real possibility that your home could be sold with SHOWINGS TO ONLY ONE BUYER. And, unless you price a home at an unrealistically low price where it get’s snapped up the at the first showing that’s virtually unheard of in today’s market..
With home prices raising quickly in today’s market, getting a mortgage approved because of an appraisal being to low can cause more stress for Seller’s than finding the Buyer themselves! Some of Mitch’s Buyer’s are cash buyers. This means that there are no contingencies based on financing. While many cash buyers may not even order an appraisal, even when they do, because they are cash buyers they can move forward with the purchase regardless of appraisal variances if they want to. That means that beyond the usual inspection there are virtually no roadblocks to getting to the closing table.  But, perhaps most importantly this means that once you are under contract, as the Seller, you can start to firm up your plans including writing a contract on your next place, scheduling movers etc., without worrying if the deal will fall apart at the last minute because of mortgage related issues..
Mitch will NOT act as a Listing Agent or Dual Agent, on your current home, with his Buyer. This means Mitch will not represent both a Seller and a Buyer on the SAME home at the SAME time.

 

But, Mitch would love to help you find a new place if selling your current home means that you will need to buy a new one. With Mitch as your Buyer’s Agent, on your new home, you will get a great Agent on your team and you can effectively further reduce the costs to sell your existing home! This savings occurs because when Mitch is your Buyer’s Agent on your next place, he will reduce the commission percentage you are paying him to represent the Buyers on your current home. The savings is an amount equal to 15% of the total commission Mitch will receive as your Buyer’s Agent on your NEW HOME! If your next home costs $200K that could be a savings of over $1,000. And there is not limit or cap so the greater the price of the next home the greater the savings!

missing person puzzle.jpgYou can represent yourself as the Seller and I will represent my Buyers. I understand that for many sellers self-representation is what they actually would prefer.

If you choose this path, and your home is worth more than 500K, then you as the Sellers and I will execute FSBO Realtor Commission for homes Greater than 500K or  FSBO Realtor Commission for homes less than 500K.  This document is limited to this particular client and only this client. Should this Buyer purchase your home then you are agreeing to pay a brokerage fee to Keller Williams Realty Indianapolis.

You and the Buyers will also sign a No Agency Doc when Mitch Represents Buyer Only that confirms that you, as the Seller, understand that I will ONLY be representing the Buyer in this transaction and that you, as the Seller, have declined to have your own representation.

Although I will NOT be representing you as the Seller, working without the benefit of another agent on the other side of the transaction, means that I will be doing things to help insure that we get the sale closed that your own agent typically would handle. Because of this you will pay 4.0% (for homes over 500K) to  4.5%  to me to represent the Buyer. This means for homes over 500K you will save over $10,000 and for homes less than 500K you could save up to $15,000 in commissions depending of course on the sales price.

When a REALTOR agrees to List a home for sale the major steps in this process  typically include:

      1. Helping you as the Seller price the home
      2. Marketing and showing the property to prospective Buyers
      3. Negotiating offers and counter-offers on the Seller’s behalf
      4. Managing the escrow process once you are under contract
      5. Accompanying you as the Seller to the closing.

Because I may already have an interested Buyer, there is no need for a Listing Agent to complete step 2. Which is the most time consuming and costly part of the process. This means that I can typically refer you to a fellow REALTOR who will represent only your interests through a “One Time Listing Agreement” that covers the remaining steps.

 

Since there are no costs associated with marketing the home, and a much lower amount of the Agent’s time is required the fees can be lower than the usual commission.  In this instance the fees will typically be only 4% (for homes over 500K) to 4.75% which would include the 3%-3.5% that you would pay to me as the Buyer’s Agent.  Similar to the FSBO option, the representation by the other REALTOR would only be limited to this particular Buyer.

This options allows you to interview and negotiate with REALTORS that you may already have a relationship with. It’s 100% your decision if you decide to just list the home in the BLC/MLS as you normally would or if you instead do a 1 time listing specific to my buyer. Once you have identified what REALTOR you will be working with just have them contact me directly.

WHAT DO MITCH’S BUYERS WANT IN A NEW HOME… so you will know if your home might interest them.

 

The following list is intended to be a wish list… Like all wish lists some items are more important and others  are just that… wishes. If your home meets a fair number of these items then Mitch will be happy to meet you at your home and personally preview the property to determine if he thinks your home is one that might actually interest his buyers.

While at your home, with your permission, Mitch will take some photos of your home to be shared only with his Buyer to help them determine if they indeed want to tour the home for themselves. Taking these photos will help to minimize unwarranted and inconvient wasted showings. If after Mitch’s visit, and viewing the photos, Mitch’s Buyers want to tour the home then you will need to decide how you would like to proceed.

If Mitch’s Buyer’s have no interest in your home, and you would like Mitch’s professional opinion on how to best market your home, then as a courtesy for the time you extended to Mitch then he will meet with you on the phonr  or in person, based on your preference, to share his thoughts. 

Goals for a their new Meridian Kessler home Ideally include:

  • Meridian Kessler charm and character with as much original tile, fireplaces, leaded windows and flooring in pristine condition as possible
  • 3000 – 4000 Sq Ft
  • All or mostly brick or stone (preferably not painted brick)
  • At least 4 good size Bedrooms plus a “cozy” Den/Study or place to create one 
  • At least 3 Full Baths on the same floors as the bedrooms plus ½ on main. Basement bath is icing on the cake. Two upstairs Bathrooms might work if it’s easy to add a 3rdfull bath. Ideal arrangement is 1 or 2 Jack/Jill baths that support the 3 bedrooms Plus a Master bath. 
  • Large Formal Dining room that will easily hold a nice size table that seats 10-12 guests 
  • Hardwoods excluding parquet and original tile in baths and sun rooms etc. 
  • Built in bookcases in the formal living room and or bench seats would be nice 
  • Entry with Black and white marble would be awesome (Ideal but not a must have) 
  • Original or appropriate wrought Iron railing on main stairway again is ideal 
  • A kitchen in need of a full remodel or failing that a white kitchen that is appropriate to a Meridian Kessler home vs. a “Carmel Kitchen” 
  • Kitchen’s location being close to family room or opening on to family room is ideal
  • A butler’s Pantry and/or other area for serving 
  • A back staircase 
  • A covered porch across the front of the home (Again Ideal not a must have)
  • A screened in porch would be ideal or a place to add one 
  • A workshop area in the basement 
  • A smaller quiet, private backyard with a nice outside entertaining space and a small pool or a large enough yard to install a small pool leaving ONLY a little gardening and flower space besides that
  • A 3 Car garage ideally attached or if not attached then a garage that could be connected with little effort and would feel like it was always that way. Or a 2 car garage where the 3rd could be added (3rd need not be attached) 
  • A Meridian street address between 43rd and 57th the closer to 56th or 57th is ideal but they are also open to the the streets east of Meridian

  • A more open floor plan suited towards entertaining especially and ideally with the kitchen opening on the to main living space
  • A 2 car garage
  • An outside space with wood deck, patio  not to large of a back yard.
  • At least 3 good size Bedrooms on the 2nd floor or 1st and 2nd floors vs 3rd 
  • An area that will work well as a home office 
  • At least 2.5 Baths.
  • A Finished Basement or bonus room
  • A good size Dining room area that will easily hold a dining room table plus ideally a breakfast counter for casual dining 
  • Hardwoods in as much of the place as possible
  • An updated kitchen ideally with granite and/or stainless, ideally cherry cabinets (not a must have) and ideally with an island

Taking these photos will help to minimize unwarranted and inconvient wasted showings. If after Mitch’s visit, and revisiting the photos, Mitch’s Buyer’s want to tour the home then you will need to decide how you would like to proceed.

If Mitch’s Buyers have no interest in your home or condo, and you would like Mitch’s professional opinion on how to best market your home, then as a courtesy for the time you extended to Mitch then he will meet with you on the phone or in person, based on your preference,  to share his thoughts. 

Goals for Mitch’s Buyers’s new downtown home or condo vary some based on the buyer but Ideally include:

  • Downtown Location ideally within walking distance of the avenue
  • An open floor plan suited towards entertaining
  • Some buyers need a 2 car garage (Ideally attached or where a covered walk way might be possible) others only need 1 inside space and 1 outside space
  • An outside space (patio, balcony or lawn) would be great but is not required 
  • Some buyers need at least 2 good size Bedrooms or two Bedrooms plus an area that will work well as a home office other Buyers only need 2  good size bedrooms 
  • At least 2 – 2.5 Baths.
  • A Basement or bonus room would be ideal for some buyers.
  • Hardwoods in as much of the main living space as possible
  • An updated kitchen with granite and stainless, and ideally with a breakfast bar or island
